Real-life situations will be reviewed involving buyers, sellers and REALTORS® to demonstrate how to protect yourself and your clients in the coming year.

Some of the examples to be discussed include:

• The buyer finds out before closing that the seller’s husband passed away in a hospital and his wife sprinkled the seller’s ashes in the backyard.
• Understand what needs to be disclosed to any buyer by a seller, including stigmas such as murders or suicides
• The seller removes all of the light bulbs before closing. Turns out that all light bulbs were LED and it cost the buyer over $1,000 after closing to replace them.
• Learn how to properly include all important items in any agreement.
• A Condominium is sold three times and the parking space was never transferred. How could this happen
• Understand how to read a status certificate
• Learn how to “revive” an agreement that has terminated due to for example a condition not being waived in time
• 3 buyers in a potential bidding war meet at the listing brokerage office and decide among themselves to have a silent auction. 

The winner goes in and buys the property from the seller.

After the agreement is signed, the buyer finds out one of the other buyers was a close family friend of the seller and wants to cancel the agreement.

The landlord signs an offer to lease and accepts the first and last month’s rent from the tenant. The landlord then hears that the tenant is a “professional tenant”. 

The landlord refuses to give the keys and wants to cancel the lease. Can the landlord do this?
